Before the design starts

  • Give the Designer the building management's or landlord's rules for works in the Premises (Clause 3.2). Many condominiums limit working hours, noise, materials that may be brought up in lifts and changes to walls and wet areas.
  • If the Premises are large or commercial, ask whether the design falls within the size for which interior architecture is a controlled profession, and check the licence of the person who will sign the design (Clause 10.1) on the Architect Council of Thailand website.
  • Agree the Budget realistically. It is the benchmark for the free redesign in Clause 6.2.

During the design

  • Approve or comment on each Stage in writing within … Business Days (Clause 5.1). Put all your comments in one message; each message of comments counts as a round of revisions.
  • Choose finishes from physical samples, not from screens. Renderings and AI images show design intent only (Clause 14.1).
  • Ask the Designer to mark every item that needs an engineer, a permit, or the consent of the building management or the landlord (Clause 10.2), and get those approvals before the Contractor starts.
  • Check each supplier quotation before approving it. Pay suppliers directly, never through the Designer (Clause 8.3), and keep the quotations showing the list price and your discount.

Hiring the Contractor

  • The design does not include building works. Sign a separate contract with the fit-out contractor that attaches the Design Package as the scope of work, and give the Contractor only drawings issued for construction.
  • The Designer's site visits check the design intent (Clause 9.1); they are not supervision of the Contractor's workmanship or safety.

Privacy and images

  • The Designer may not publish photographs or renderings of your home without your written consent (Clause 13.4). If you consent, check the images before publication for anything that shows the address, family or security devices.- The Designer may publish images of the completed Premises unless you tell it in writing that they are confidential (Clause 13.4). Send that notice before opening if you do not want the design published.
  • Ask the Designer to delete photographs, plans and access codes of the Premises within 6 months after the Services end (Clause 15.1).

Signing

  • A company signs through the director or directors named in its latest company affidavit, with the company seal if its rules require one. Electronic signatures and signed PDF copies are valid (Clause 21.6).
